Preconstruction and Planning
The quality of a construction plan depends on the information behind it. LOEBER provides paid preconstruction services to help owners and design teams assess scope, logistics, procurement and project requirements before work begins.
Establishing a useful starting point
We begin with the project objectives, available drawings, specifications, material schedules, site information and applicable building requirements. We identify what is sufficiently defined, what remains unresolved and which decisions are needed to move toward a coordinated construction scope.
Budgets with clear assumptions
An early budget, when specifically commissioned as part of preconstruction, is a planning tool rather than a construction bid. We identify the assumptions, allowances, exclusions and information gaps behind it so the team understands what the figures represent. A formal competitive construction bid is prepared only from sufficiently complete, coordinated bid documents.
Preparing for meaningful bids
Our preconstruction work can include scope development, constructability review, trade consultation and identification of unresolved information. Formal construction bids require coordinated bid documents, schedules, specifications and applicable building requirements. LOEBER does not treat design development or incomplete documents as a basis for a fixed construction bid.
Planning access and procurement
We assess delivery arrangements, site protection, access, working hours, sequencing and long lead materials. For Manhattan building projects, the alteration agreement and building management requirements are critical early inputs. Reviewing them before construction pricing helps the team account for restrictions that affect logistics, insurance, schedule and cost.
Working with the design team
Preconstruction supports the architect’s and designer’s work by bringing construction considerations into the discussion early. We help evaluate sequencing, availability, constructability and scope alternatives with the team while keeping the owner informed of the implications.
Begin with a defined engagement
Preconstruction is commissioned under an agreed scope and fee. Share the current documents, project location and anticipated timeline, and we will outline the work needed to establish a practical path toward construction.
