Construction Management
A well-managed project gives every participant a clear understanding of the work, the decisions ahead and the responsibilities involved. LOEBER provides construction management for residential and hospitality projects, bringing structure to the process from early planning through completion.
Coordination from planning through completion
We work closely with owners, architects, designers and trade contractors to translate project requirements into a practical construction plan. The engagement is defined around the project’s needs, with clear responsibilities for budgeting, scheduling, procurement, field coordination and reporting.
Managing the work
Our services can include preconstruction coordination, scope review, trade coordination, construction scheduling, procurement tracking, RFIs, submittal coordination, change order review, budget reporting and completion planning. We identify decisions early that can affect the schedule and keep the team informed before unresolved items become field delays.
Protecting the architectural intent
Construction management requires a thorough understanding of how the details come together. We coordinate installation sequences, trade interfaces and material requirements with the architect and design team so the work follows the approved project documents. Site observations and timely communication support quality throughout construction.
Clear records and accountable decisions
We establish a consistent process for documenting scope, approvals, costs and progress. AIA agreements and project documentation provide a framework appropriate to the engagement. Owners receive information they can use to make decisions, while trades understand what is expected of them.
Direct principal involvement
William Loeber brings more than 17 years of hands-on experience in high-end residential and hospitality construction. His direct involvement supports continuity between the project’s early assumptions and the decisions made during construction. LOEBER serves projects across New York City, Connecticut and select locations in New Jersey.
Discuss Your Project
Tell us where the project stands, who is on the design team and what you need managed. We can then discuss the appropriate scope of involvement and next steps.
