Owner’s Representation
A construction project asks an owner to make consequential decisions, often while balancing a business, household or other responsibilities. LOEBER provides owner’s representation so clients can clearly understand their options, evaluate progress and maintain an informed overall view of the project.
A defined role on the owner’s behalf
We work as the owner’s representative under a separately defined engagement, coordinating with the architect, consultants and appointed contractor. The scope establishes our responsibilities, reporting arrangements and authority. When engaged in this capacity, our role is distinct from that of the contractor performing the construction.
Support before construction begins
Early involvement can include reviewing project objectives, helping organize the consultant team, assessing budgets and schedules, comparing proposals and identifying gaps between the design documents and proposed scopes. We help owners ask informed questions before committing to a construction approach.
Oversight during construction
Depending on the engagement, we attend project meetings, observe progress, track outstanding decisions, and review contractor reporting, payment applications and proposed changes. We bring questions to the appropriate team member and explain the implications for the owner’s budget, schedule and priorities.
Communication that supports decisions
Our reporting focuses on what has happened, what requires attention and what comes next. We help organize approvals and maintain a record of decisions so owners can participate meaningfully without managing every daily exchange between the project’s consultants and trades.
Completion and transition
As construction approaches completion, we can coordinate review of outstanding work, closeout documentation, warranties and handover requirements. The objective is an orderly transition from the construction process to the use and care of the completed space.
Discuss representation for your project
Whether you are assembling a team or evaluating a project already underway, tell us what you need from an owner’s representative. We will define an engagement that reflects your priorities and the project’s existing responsibilities.
